San Diego Home Listing ServicesWhen you chose to list your home to sell with us, you have a few different listing options. Most sellers will choose to sell their homes using our full listing services. With this arrangement, we help you get your home ready to sell by staging, marketing, listing on the MLS, negotiating pricing, negotiating commission, traditional advertising, Yard Signage, etc. A typical fee for these services is 3% of the final sales-price of your home. Not included in this fee is the commision that you will need to pay a Buyer's agent, or the agent that finds the buyer for your home. This is again, typically 3%. So doing the math, 3%+3% = 6%. Commission on your $600,000 home will be $36,000. "I can sell my own house, what do I need a Realtor for?"For many homebuyers, this is true. The reality is, many home sellers trying to list their home FSBO do not have the time or energy to devote to a For Sale By Owner strategy. Combine that fact with very little, or no exposure to buyer agents that bring in the buyers, most sellers will chose the more traditional way of selling their home - making sure that they have an expert Realtor to represent them in the process. For those San Diego For Sell by Owner, FSBO owners that believe their homes are in selling condition and want to do most of the marketing work themeselves, their are alternatives. Some sellers choose to forgoe paying the "listing" commision side, and save AT LEAST 3%. Using the same figures above, the commision falls to $18,000 and is payable only to the agent representing the buyers of the home. The problem for these sellers is getting that extremely necessary eXposure for their properties. How will other real estate salespeople know of the property? It is common for Real Estate salespeople to find listings on Sandicor's San Diego MLS. Only a Sandicor member can list your property on the MLS - Only a San Diego area REALTOR can list your property on the MLS. Now what??? This is true, only a San Diego REALTOR can list your property on Sandicor's MLS. Most realtors will include the MLS listing along with their other services and charge a San Diego Home Seller 3% for these services. There is hope. There are some San Diego Realtors that are willing to list your property on the MLS, and only charge you a flat-fee in order to do so. This is using Flat Fee Listing services. Flat Fee Listing Services is pretty straightforward. For a fee, a REALTOR will get your home listed on the MLS. In this case, A San Diego Realtor will get your home listed on Sandicor's San Diego MLS for a flat-fee. Basic: San Diego Flat Fee MLS Listing Service$399.00. Provides you an MLS Open Listing agreement where you will be able to sell your own home, but still be responsible for paying a commision to a Real Estate Salesperson who brings a buyer to the table. You determine your own commission. (generally 1-4 percent...the higher the commission, the MORE salespeople will be working to find you a buyer, and the harder the salespeople will work to find a buyer). If you find your own buyer, a buyer that is NOT represented by an agent, you don't have to pay a commission at all! Plus: San Diego Flat Fee MLS Listing Service$499.00. Provides you everything the Basic San Diego Flat Fee MLS Listing Services provide plus a leased lock box for convenient Real Estate Sales, and REALTOR access to the property. Broker Aid: Flat Fee MLS Listing ServiceIn addition to the Basic or Plus San Diego Flat Fee MLS Listing Service, If you sell your home and need contract and/or disclosure help, we are available for 1.5% of the sales price. You are still responsible for any negotiated commission that you may have negotiated with a Buyer Agent.
